Elevating Properties by Being Proactive

04.28.2025

It’s the perfect time to fine-tune the landscapes our teams work so hard to maintain. At Caliber, we know that May sets the stage for how properties will perform and present through the summer months. This month, we’re focusing on five key areas that make a measurable impact: irrigation systems, weed control planning, detailed edging, seasonal planting, and turf health checks. Each one plays a key role in keeping sites looking sharp and functioning efficiently.

1. Irrigation Optimization

As temperatures climb, getting irrigation systems dialed in early is one of the smartest things vendors can do. Start by testing each zone to make sure heads are aligned and coverage is consistent. Catching leaks or clogged nozzles now saves both water and time later. Update water schedules to reflect warmer days, and if your clients are open to it, suggest upgrades like smart controllers or drip systems in beds. These changes can lead to better plant health and less waste.

2. Weed Control Planning

Weeds are more than just a cosmetic issue. They compete for nutrients and can quickly take over if left unchecked. This is a good time to apply pre-emergent herbicides to high-risk areas. You’ll also want to keep a regular eye out during site visits. Pulling weeds early is easier than dealing with an overgrowth down the line. And of course, a fresh layer of mulch isn’t just good for moisture retention. It’s another line of defense against weeds.

3. Edging for Clean Lines

Nothing polishes a site like clean edging. It gives properties that well-maintained look clients really notice. Now is the time to sharpen your edgers and make sure they’re cutting smooth lines. These are small touches that go a long way in overall presentation.

4. Seasonal Planting

May is one of the best times to refresh flower beds and planters with seasonal color. Bold, healthy plants add curb appeal and show clients that their properties are being actively cared for. Choose regionally appropriate varieties that can thrive through the hotter months ahead and group them in ways that complement the overall landscape design. A thoughtful planting refresh can really transform a space.

5. Turf Health Checks

Green turf doesn’t happen by accident. May is a great time to assess soil conditions, check for bare or thinning areas, and apply the right nutrients to promote strong root development. Whether it’s aeration, overseeding, or a targeted fertilization plan, early attention gives lawns a much better chance to stay healthy and full through summer heat and foot traffic.

At Caliber, we work alongside our Service Partners to keep every detail of a property in check. When we get ahead on these core areas, we set our clients up for a great-looking, low-maintenance summer. These proactive steps don’t just make the property look better. They make your work more effective and more appreciated.
